Our customer in Cheadle , Manchestercontacted us with a concern over the Terracotta Tiled Floor and Grout they had. Cheadle is a suburban village in the Metropolitan Borough of Stockport , Greater Manchester , England. Historically in Cheshire.
This terracotta floor had been laid about 10 years ago and they always used one wax product on it. Wax is one of the worse things you could possibly use on this floor because wax stays a bit sticky, specially in very warm rooms which this was. When wax is sticky on tiles and grout it will catch all the dirt and it is very hard to get it clean, also when you add another coat of wax every year then all the dirt will be sealed between the coats. This is the exact reason why these terracotta tiles and grout were looking so dark.

For cleaning this terracotta tile floor we used our coatings stripper which worked well. We left it to dwell in to tiles and grout for about 5-10 minutes and then scrubbed with black scrubbing pad fitted to our rotary machine. After the scrubbing all soiled water got removed with wet vacuum.
Problem with terracotta tiles is, they are very porous and if you strip the protection coating off then the tiles will drink the water in very quickly. This is why with terracotta you can only work with very small areas, otherwise all soiled water will soak in the tiles and leave horrible marks.
On this job we also had issues with the grout, as it had all these fat coats of wax mixed with dirt in there. Our products didn't cut through all the wax in the grout lines so we had to get on our knees and use our steamer to soften the wax and then scrub with scrubbing brush. Stripping the wax from grout lines was time consuming job but as it worked well, we were more then happy to work with this method.All of the terracotta tiled floor cleaning took us 3 days in total and then we left a day in between before sealing.

When we returned to seal the terracotta tile floor, we quickly checked the tiles and grout with our damp tester which showed brilliant results and we started sealing.
First we sealed the floor with our colour enhancing impregnating sealer to bring out all the beautiful colours in these terracotta tiles. After 2 generous coats of the impregnating sealerwe wiped off the residue and left it to dry for 2 hours.
All impregnating sealer dried we started sealing the terracotta tiles and grout with our water based topical sealer, which brings out even more colours and forms a film on top of the tiles that will help with everyday maintenance.
As terracotta is very porous it took 6 generous coats for the desired result.

I think you can't argue the result of the work was amazing. They also took our personalised yearly maintenance plan to keep the floor looking fresh and beautiful.
